8. Work from the top down. Firstly cut in the ceiling color on the cornice. Then cut around any lights or ceiling fans. Next roll the ceiling. Remember that rollers can spray paint not in your eyes but anywhere in the room. If you get spray on the window glass leave it until it dries then use a scraper to clean it off.

9. For walls it is best to use water based low sheen paint. You do not want high reflection.

10. Cut in up to your cornice, around your doors and windows and your skirting boards, about two inches. If you are going to paint your skirting boards with gloss paint do not get the water based wall paint on it.

11. Roll your walls do not brush them. Always cut then roll for each coat. Ensure the paint is completely dry before recoating. Cold wet or very humid weather will slow down your drying time.

12. If you are painting oil based gloss on the skirting boards over existing water based paint you will need to use a primer coat.

13. Doors can be painted with a full oil based gloss if they are new. But in an older home it's best to use a semi gloss water based paint as it will not show up the bumps and imperfections in the doors. You must cut in the edges with a brush but roll as much of the door as possible.

Replacing these windows is a big job and not cost effective for most renovation projects. However there is a very inexpensive way for you to do it.

Window color is often overlooked. Ive seen many expensive makeovers with new roof colors, walls freshly decorated and painted and beautiful landscaping. But the effect is let down by old windows of a color which just do not match.

There are now businesses which specialize in this service, but if you are on a budget then why not do it yourself.

1. Remove any fly screens or security screens.

2. Clean all surfaces to be pained. ie any part of the internal or external frame which you wish to change color.

3. Mask up all rubber, glass and surrounding wall surfaces using masking tape and newspaper. Make sure you use proper painters masking tape, anything else will be too messy and you will have a big clean up job.

4. Spray a light cote of a metal etching paint. This will adhere to the shiny alumina surface and prevent your paint from peeling off.

5. Repeat with a second cote. This usually dries quickly.

PS Remember to clean the nozzle of your spray can between coats buy holding it upside down and spraying until all that comes out is the clear aerosol gas.

6. Do the same as above for the screens. It's easiest to put some paper or cardboard down on the ground and support your screens a couple of inches from the ground. Walk around the screens as you spray to ensure you do not miss any little bits which will show up later on.

7. Once the etching is dry then apply the first of 3 coats of matte black automotive spray paint in a can. This is very inexpensive and best bought at your local automart type store.

8. Ensure you allow enough time between coats.

9. Watch and for wind and spray drift. You do not want to give your car a paint job. Clean up will be with mineral turpentine as its not a water based paint.

10. Most of the time is taken doing the masking up, so do not take on too many windows in one day. Try to get some help with the masking its a boring job.

11. Matt black gives a much better finish than a gloss; it is closes to the sheen of real powder coating. If it is done properly it will last for years.

Only you can answer these questions but believe me there are huge advantages of doing minor renovations let alone a full month’s work on a property

So let’s assume that you have 2-5 weeks to complete your DIY renovations, what is a realistic goal to try and achieve? To a certain extent this will depend on your budget but you would be surprised at how much you can get done if you find some good cheap renovation ideas. My DIY renovation budget is the same for every project I do – I like to call it the “Spend as little as possible” budget! Below is a list of the most obvious and important things that you should look at when attempting a cheap DIY renovation.

Interior Painting

A fresh coat of paint is the easiest way to make a house feel new again. The great thing about painting is that everyone can do it and it’s such a rewarding job. I love watching the house slowly get transformed as each new wall is painted and best of all if you do it yourself it shouldn’t be too expensive.

RENOVATION TIP: If you’re going to paint the house beige don’t even bother! Property investors always make the mistake or choosing plain and boring colors. Paint the house as if you were going to be living in it. If you’re feeling really adventurous you could even include a feature wall.


Replacing the existing flooring is another way to make your property feel brand new. You can either replace the carpet or in some houses you can polish the floor boards that are under the carpet.

RENOVATION TIP: This is one part of the DIY renovation process that I would recommend hiring somebody to it for you (floor polishing &carpets). The professionals do such a quick, good and cheap job that it’s hard to make an argument for doing it yourself. To save some money you can rip out the old carpet and left over staples before the professional come.

These two rooms are very important when it comes to renovating your investment property. If you do have some money in your budget then the Bathroom & Kitchen are a pretty good place to spend it. How much work you do here is up to the individual but I would recommend trying to get both of these areas clean, modern and usable.

RENOVATION TIP: Rather than re-tiling you can use Tile Paint to great effect. I have used ‘White Knight’ tile paint over the top of outdated 80’s tiles and the results have been outstanding.


Replacing old Light fittings, door handles and cupboard fittings is a great DIY renovation idea. It is a very easy and cheap way to create a more ‘modern feel’ in your Investment property.

RENOVATION TIP: Look at the expensive designer brands and then find good quality imitations that are a quarter of the price.
